JOB SUMMARY:

Under direction of the Chief Maintenance Officer, to perform semi-skilled labor in the maintenance and repair of Town buildings, equipment, property, parks and park facilities, streets, trees, floodplains, drainage areas, parking lots, bus shelters, traffic control markings and signs, and/or other public works or maintenance functions.  

DUTIES AND RESPONSIBILITIES:

Under direction of the Chief Maintenance Officer, performs the following duties and responsibilities

  • Monitors, regulates, and inspects HVAC equipment as directed. Helps prepare equipment for annual inspections, maintenance activities, and/or shutdown
  • Performs preventive maintenance to fleet vehicles (cars, trucks, tractors, mowers, trailers, generators, vans) and other equipment as needed including snow blowers, Bobcat, chainsaws, weed eaters, blowers, etc.)
  • Assists with snow removal operations as directed
  • Performs routine snow removal and grounds keeping activities (e.g., snow removal with blower, bobcat, and shovel; mows grass, trims trees/shrubs, etc.)
  • Maintains playground areas and equipment as directed
  • Performs routine preventive maintenance activities (e.g., lubricates moving parts, replaces filters, cleans equipment, adjusts/replaces belts, changes oil, prepares items for storage, etc.)
  • Adheres to proper cleaning methods, storage, and proper care of equipment and supplies
  • Performs custodial duties to clean public spaces; empty trash cans; vacuum and shampoo carpets; mop hard floors
  • Takes all necessary and reasonable precautions to protect employees, customers, residents, visitors, equipment, materials, and facilities
  • Reports all accidents and/or potential hazards to the Town Manager immediately, or as soon as reasonably possible
  • Maintains a clean and safe work area
  • Observes and promotes safe work practices and procedures at all times
  • Uses and wears safety and/or protective equipment, as appropriate
  • Attends in-service training to develop and improve knowledge and skills of a proficient maintenance technician, custodian, and mechanic
  • Models non-discriminatory practices in all activities
  • Performs other duties as assigned by Supervisor in accordance with policies and practices
  • Conducting routine inspections of premises and equipment
  • Performing preventative maintenance
  • Handling basic repairs and maintenance
  • Diagnosing mechanical issues and correcting them. Overseeing contractors when professional repairs are necessary
  • Repairing machines, equipment, or structures, as necessary
  • Clean up debris from parking lots, walkways, ditches, alleys, streets, and storm drains
  • Spray rights-of-way, planters, ballfields, and other Town areas with herbicides; perform weed abatement duties
  • Trim, prune, plant and maintain Town trees; work in a tree trimming crew; operate a chain saw, chipper, stump digger and root cutter
  • Mow, edge, fertilize and maintain grass and turf; remove weeds, prune shrubs, plant and maintain plants and flowers; operate a mower, edger, blower, and tractor; apply pesticides
  • Maintain and repair public sprinkler systems; monitor and make routine corrections to irrigation systems that service parks or other landscaped Town areas
  • Shovel and spread asphalt and asphalt base in patching, repairing and reconstructing streets; remove graffiti from Town and citizen property and facilities
  • Use concrete cutting and breaking equipment; operate a jackhammer; pour and assist in finishing concrete and masonry work; construct concrete forms and perform rough carpentry work
  • Install street barricades and cones prior to the performance of street repair activities; direct and control traffic around work sites
  • Clean and maintain Town restrooms, picnic areas, buildings, and other public facilities
  • Inspect and clear obstructions from storm drain maintain and rebuild rockwells
  • Identify equipment needs for each assigned project
  • Pick up and transport refuse to the appropriate dumpster or dumping site
  • Operate and perform routine maintenance to construction equipment such as dump trucks, rollers, front loaders, and power tools such as compressors, jack hammers, paint sprayers, sandblasters, and concrete saws
  • Perform routine carpentry and repair work to Town facilities and buildings
  • Use sandblasting, pressure washing, and other painting supplies and equipment to remove graffiti from public and private properties
  • Assist with the installation, maintenance and repair of traffic control signs, pavement markings, parking meters, and related equipment, clean graffiti from signs
  • Document and maintain inventory records of assigned areas; maintain a variety of maintenance records
  • Photograph, document and record incidents of damage, graffiti incidents, floodplains, drainage areas, and other issues of concern
  • Perform work in emergency situations as required
  • Operate a variety of vehicular and stationary mechanical equipment in a safe and effective manner in routine situations
  • Work independently
  • Use and operate hand tools, mechanical equipment, and power tools and equipment required for the work in a safe and efficient manner
  • Read and interpret basic maps and blueprints
  • Build and maintain positive working relationships with co-workers, other Town employees and the public using principles of good customer service
  • Performs all other related duties, as assigned

Education and Experience Required:

  • High school diploma or GED plus three years of progressively responsible experience in a construction or maintenance environment 

Certificates, Licenses, Registrations:

Required:

  • Must have and maintain a valid Arizona Driver’s License

  • Ability to work schedule required to fulfill duties of position.  At times, individual must be able to work in a fast-paced environment with the ability to handle and prioritize multiple, competing tasks and demands and to seek supervisory assistance as appropriate

While performing the duties of this job, the employee is regularly required to talk and hear.  The employee is regularly required to stand, walk, sit for long periods of time, use hand to finger, handle or feel objects, tools, or controls; and reach with hands and arms.  Employee may be required to carry, push/pull objects and materials up to 25 pounds.  Specific vision abilities required by this job include close vision, ability to adjust focus, and manual dexterity in combination with eye/hand coordination.  Noise level in the work environment is usually moderately quiet.

Examples include but are not limited to:

Frequent walking, standing, lifting, up to approximately 50 pounds, and occasional lifting of equipment weighing up to approximately 100 pounds may be required. Work is typically performed walking or standing. The environment also exposes the employee to potentially hazardous substances. Other working conditions include working near moving mechanical parts and risk of electrical shock and exposure to germs and potentially blood borne pathogens.

Vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for diagnosing and repairing maintenance and mechanical problems; the worker is subject to inside and outside environmental conditions, noise, and hazards.
